Position Summary:

The Senior Director, Multi-Family Marketing will be primarily responsible for marketing support for the company's multi-family properties and new product introductions; providing strategic and cutting edge marketing ideas and programs for all product types, including stabilized, lease-up and repositioning.

Essential Duties and Responsibilities:

  • Create, track, and maintain all marketing budgets for lease up properties and new acquisitions. Assist with creation and review of marketing plans and budgets for all properties, and negotiate costs for the company with advertising sources.
  • Provide project management leadership including effective selection and utilization of outside marketing partners and resources for multiple ongoing and ad hoc marketing initiatives including but not limited to: competitive analysis, naming and brand identity development, public relations, website development / management, online marketing, collateral, etc.
  • Review all property websites on a quarterly basis.
  • Host meetings and create minutes during lease ups and new acquisitions.
  • Review/monitor all properties social media, track negative reviews and respond in a timely manner, with input from the property managers. Assist properties with set up and implementing new social media, i.e., Yelp, Yellow Pages, Foursquare and Google Places. Ensure the properties are updating the social media on a regular basis.
  • Create and Maintain templates for Craigslist ads; with properties to updating daily.
  • Oversee, review, and monitor all print and internet advertising. Gather quotes for collateral materials as well as place annual bulk order.
  • Order property temporary signs, banners, etc., as requested by the property or regional manager.
  • Review traffic and sources to determine patterns and trends for all properties.
  • Conduct product readiness inspections every other month; ensuring curb appeal, signage, tour path, models, vacant, and amenities meet company standard, sharing this responsibility with other Regional Managers.
  • Assist properties with low occupancy to determine the reasons for low occupancy; assess marketing needs, create and implement a marketing plan to bring properties in line with the budget.
  • Monitor current Retention Programs and recommend changes when necessary, working with the on-site team.
  • Create a marketing campaign surrounding annual Customer Service Surveys to aid in more participation.
  • Report on a monthly basis all ad sources and cost per lease of ad sources for all properties.
  • Attend owners meetings at request of Regional Managers.
  • Coordinate after hour social events only on lease up properties. Responsible for all aspects of the event from planning, to budgeting, through execution.
  • Establish exciting leasing contests for leasing agents, with the goal increasing leasing closings.
  • Serve as multi-family public relations contact as needed.
  • Coordinate collection of market research data on customer reaction to marketing efforts as well as on competitive market share and product usage, provides trend analysis and forecasting data.
  • Effectively organize and manage marketing resources and external marketing partners to improve property-level productivity (e.g. graphics/photo databases, collateral materials inventory and artwork, project-based websites, property Brand Toolkit database, media and materials contracts and schedules, divisional and property/project marketing budgets, etc.
  • Manage marketing planning and materials/resource needs (e.g. ads, collateral, signage, website, event planning/management, media planning/buying/analysis) of all multi-family properties to improve marketing effectiveness and consistent brand reinforcement.
  • Other assignments as directed.

  • Bachelor's Degree in Marketing, Communications or a related discipline preferred.
  • 5 7 years of strong marketing experience.
  • Multi-family real estate experience required.
  • Must have strong understand of SEO Marketing campaigns for Multi-family housing
  • Exceptional verbal, written and professional presentation skills.
  • Ability to work cooperatively, efficiently, and cross-functionally.
  • Detail-oriented with outstanding organizational, planning, and follow-up skills.
  • Ability to successfully prioritize and manage multiple simultaneous projects.
  • Proficient in Microsoft Windows: Word, PowerPoint, Excel, Publisher, and Access. Experience with PhotoShop and InDesign preferred.
  • Proficiency at meeting deadlines is a must.
